On approx. 25.5 acres. Annamult House is situated amidst beautifully mature grounds where formal grounds immediately around the house seamlessly
link to the surrounding woodland, pastureland and to the banks of the King's River, where riverside walks and fishing can be
enjoyed. The formal gardens immediately surrounding the house include a variety of mature shrubs and trees, a grass tennis and
link to an attractive stone courtyard that adjoins the house.
A combination of river walks, woodland pathways and grassland paddocks within the old walled gardens pleasantly stocked with
deer provides a glorious setting for the mansion house and for a variety of wildlife which can be easily enjoyed from the various
pathways and walkways throughout the grounds.
Situated within the Nore river valley between the attractive villages of Bennetsbridge and Stoneyford the townsland of Annamult
(the ford of the wethers) has recorded early Christian settlements. More recently the immediate area was renown for it substantial milling industry with Annamult House associated with the nearby Merino Mills,
an 18th century altruistic industrial venture modelled on New Lanark in Scotland.
The area is perhaps now best known for the nearby Mount Juliet Estate, a Conrad International Resort with its worldrenowned golf course and leisure complex with Spa and wellness centre. There are further golf courses at Kilkenny, Gowran and Callan.
The village of Bennetsbridge is synomonous with the pottery and crafts industry while covering all of the needs for daily shopping. The vibrant medieval city of Kilkenny is only a short drive away and offers a variety of shops, schools, churches, pubs, restaurants and theatres.
ANNAMULT HOUSE
Annamult House is a most attractive period mansion house and is approached from a gravelled drive that sweeps past woodland to meet the house off an arched sweep taking in the formal gardens and enjoying views to the river Nore and King's river to arrive at the formal front of the house. Thought to date to the
late 1700's with the current and more substantial house added to this structure in and around 1830 to 1840, the original house perhaps becoming the domestic offices.
The interior features generously proportioned rooms with high ceilings and fine tall windows giving god natural light, with the
drawing room and morning room combining through folding timber doors to extend the entire depth of the south-side of the house
and are marvellously linked to the gardens from twin French doors. Indeed, all the main reception rooms interconnect well to allow fine entertaining.
Many of the original features are intact including chimneypieces, ceiling cornices and central roses, window shuttering and panelled doors. Recent improvements present the house in good repair and include improvements to plumbing and wiring, a complete reproofing in natural slate, a new kitchen and the exposing of the attractive stone exterior.
Enjoying such a wonderful private position within its own lands and with fine views and excellent accommodation Annamult House makes a superb private house with magnificent reception rooms for entertaining and good grazing paddocks to allow houses or ponies be kept. Annamult House is extremely accessible by road (N9) and train with frequent services from nearby Kilkenny, not to mention the impending M9 Dublin / Waterford road, which will have an access interchange a short drive beyond nearby
